The first step you need to take if you want to sell your home quickly is to prepare it for sale. Remember that when you put your home up for sale you are competing against many other home sellers and to compete successfully you'll need to make sure your home shows its absolute best. You don't want to spend a lot of money here but you do want to take some steps to make sure your home looks appealing both online and in person. Also, make any necessary repairs. Almost always the buyer of your home is going to have a professional inspection done and they are going to find out any work that the property requires. If there are too many surprises they may back out all together and that will leave you in the very unenviable position of having to start all over after a week or two of having effectively been off the market. Now even if the buyer does wish to proceed, they are likely to want some compensation if there are a lot of repairs to be done and most often they overestimate the cost of these repairs so it's best to have the repairs done before putting your home up for sale but if for some reason you can't you may want to disclose any needed repairs you are aware of ahead of time. This will save you time and reduce the chances of the buyer backing out and you have to start all over again.
Step number two is to price your home right at the outset while determining market value is not an exact science it's not a guessing game either. Of course, you don't want to underprice your home but overpricing it can be costly, as well pricing your home based on what you want or need or have invested into it is not a good strategy either. Those things are irrelevant in the eyes of the buyer. Make sure you do your homework and do a careful analysis of the market in your area. What are others asking for similar homes and what have other homes in my neighborhood sold for? What are the current market conditions? Do your best to price your home where it appears the market value is for today not six months ago. A study by realty trend showed that you will normally sell your home for the highest price if you sell it within the first 30 days. The more time that passes the more buyers begin to reason that the price isn't great or the property would have sold already and the owner is likely getting anxious to sell. The result of course is lower offers.
Step number three is to market your property very aggressively. It doesn't matter how well your home shows or how attractive the price is if no one knows about it. The national association of realtors did a study that found 51% of home buyers found the home they bought online so it's very important you market effectively to those buyers and when I say effectively I don't mean just throwing it up on MLS. That's a good start but it's not enough. Today buyers have a lot of options as to where and how they search for a home. There are hundreds of property search websites classified ads, Facebook, YouTube, Twitter, Linkedin, and on and on. We can go you want to make sure your property is advertised on all these media because you don't know where the ideal buyer for your home will be searching. But marketing is more than advertising take a lesson from car dealers they rarely advertise the price of a vehicle. They advertise terms like the lease payment and they make it easy for you to buy a new car by taking your old car and trade. So what can you do to make your home more enticing or easier to buy? Now if you're okay with a 50/50 chance of selling then go ahead and just stick it on MLS and hope for the best but if you want to improve your odds you'll need to be much much more proactive in your marketing efforts.
Step number four is to listen and respond to what the market is telling you. It's vitally important to get feedback after buyers have viewed your home. This feedback will tell you how the market feels about your property and your price and if your home isn't selling the feedback can go a long way in helping you understand why are there negative comments about the condition or the location or the price. Well certainly you can't change your location but you can improve the condition and the price if that's what the buyers are telling you. Now I wouldn't panic if you get that type of feedback from one or two buyers but if you're hearing it from 10 buyers well then that's the market speaking to you. The question is are you prepared to listen and act based on what the market is telling you.
